  • All adults over 18 yrs of age who wish to become our tenant are required to submit an online application from which a credit and background report will be pulled at a cost of $30 per person. PLEASE NOTE: Submitting your application is FREE. Once we’ve had a chance to review your application, check your references, and if we choose to move forward with you, all adults on the lease will receive an email from TransUnion’s SmartMove requesting your permission and payment (credit/debit card) to run a credit/background/eviction report. We are not looking for perfect credit or a pristine background but generally, violent crimes, fraud, history of evictions and debts that may result in garnishment of wages may preclude you from being approved.
  • Unless specified otherwise, all properties are available for immediate occupancy, pending approval of your application, reports, and references which usually takes about 2 to 4 business days from the time we receive all applicants’ credit/background reports.
  • In order to better protect our client’s investments, we require AT A MINIMUM, the 1st-month rent, 1 month Security Deposit and, where applicable a $150/pet Pet Deposit *If Allowed! at lease signing or prior to move in. Occasionally, we may ask for last month’s rent in addition in order to approve your application.
  • Unless noted otherwise, our advertised rates DO NOT include utilities (Gas, Electricity, Water, Sewer, Trash or Snow Removal). Tenant shall place the required utilities into their name prior to move in. Please note: TV, cable/satellite, internet, phone are not considered utilities. Tenant shall arrange and pay for those services separately if needed.
  • Because utility costs are based on actual usage, we are unable to accurately predict your cost. You can expect an average utility bill to run $100-$300 per month year round.
  • Please note that ALL our rental properties are non-smoking. Marijuana use, cultivation and/or processing is absolutely prohibited and will be considered a default of the lease. Spot checks will be performed with 24 hours’ notice to ensure compliance.
